Fixed skylights are stationary units; they don't open. No moving parts means no hinge seals to fail, no cycles to wear through. The factory-applied seal at the glazing perimeter handles the full service life, and that's what makes fixed units the most watertight and longest-lived option. For Southern California homes, where the primary purpose of a skylight is bringing in light rather than creating a ventilation pathway, fixed units are appropriate for the majority of installations: living rooms, dining rooms, home offices, stairwells, and any room where light quality is the goal.

Vented Skylights: Ventilation Benefits and Practical Considerations

Vented skylights solve a problem that fixed units can't: removing humid, hot air from rooms where it accumulates. A vented skylight in a kitchen or bathroom acts as a passive exhaust. Warm, moisture-laden air rises and exits through the opening, replaced by cooler air from lower in the room. This is especially effective in summer, when inland temperatures create significant stack-effect pressure. The practical considerations are higher cost, more maintenance (seals, hinges, and motor components require periodic attention), and the need to remember to close the unit before rain. Motorized versions with rain sensors address the last concern automatically.

Tubular Skylights: How They Solve the Hard Cases

Tubular skylights use a small dome on the roof surface to capture and concentrate sunlight into a reflective tube, typically 10" or 14" diameter, that runs through the attic space and terminates at a diffuser in the ceiling below. The tube can turn corners and navigate around rafters, ductwork, and other attic obstructions, making tubular units viable in rooms that can't accommodate a traditional skylight. A powder room under a second floor. A walk-in closet with no clear roof access. A hallway that runs perpendicular to the rafter direction. Tubular skylights are the answer in all of these cases, and installation typically takes half a day rather than the full day required for a conventional unit.

Which Skylight Materials Perform Best in Southern California?

Glass: The Standard for Residential Applications

Tempered or laminated glass is the material specification for virtually every residential skylight installation J&R performs. Glass provides optical clarity that acrylic and polycarbonate can't match, accepts Low-E coatings that meaningfully reduce solar heat gain, and maintains its appearance without yellowing or hazing over a 40–50 year service life. The additional weight compared to plastic alternatives isn't a practical concern at residential skylight dimensions. The price premium over acrylic is real, roughly 20–35% more, but it's paid back quickly through longevity and reduced maintenance.

Acrylic and Polycarbonate: Where Plastic Makes Sense

Acrylic and polycarbonate skylights have a role in outbuilding and commercial flat-roof applications where cost and weight are priorities, or where the bubble dome profile of older residential construction is being replaced in-kind. Both materials scratch more readily than glass, yellow over time (more severely in the UV-intense Inland Empire environment), and don't accept the Low-E coatings that significantly improve energy performance in glass units. For new residential installations, glass is almost universally the better specification. If you're replacing an existing acrylic dome on a pre-2000 home, upgrading to a current glass unit is typically worth the incremental cost.

How Do Energy Ratings Work and What to Look For?

Two ratings matter when selecting skylights for Southern California:

  • U-Factor: Measures heat loss through the unit. Lower is better; look for U-factor ≤ 0.45 for a well-insulated unit. Double-pane glass typically achieves U-factors of 0.30–0.50 depending on the gas fill and coating.
  • Solar Heat Gain Coefficient (SHGC): Measures how much solar radiation passes through as heat. In a hot climate like the Inland Empire, lower SHGC is better. California's Title 24 energy code sets minimum SHGC requirements for residential skylights; the currently enforced values for climate zone 10 (Riverside/Moreno Valley) require SHGC ≤ 0.25 for most residential applications. This threshold is easily met by any current-generation Low-E glass unit.

What Glazing Options Are Available and Which Is Right for My Home?

Clear Glass, Tinted Glass, and Low-E Coatings Compared

Clear (uncoated) glass passes the most visible light but also the most heat. In the Inland Empire, where a south-facing skylight in August can drive attic temperatures above 150°F, clear glass typically isn't the right call without a complementary shade or blind system. Tinted glass reduces both light and heat transmission. It's useful for controlling glare in rooms with computer screens or art, but the tint is permanent and can't be adjusted seasonally. Low-E coated glass is the optimal choice for most Inland Empire applications: it reflects infrared radiation (heat) while allowing the majority of visible light through, giving you the daylight benefit without the accompanying heat load. The coating is applied to a specific surface of the inner pane and is invisible in normal use.

Double-Pane vs. Single-Pane: Which Is Worth It?

Single-pane glass skylights aren't appropriate for conditioned residential space in Southern California. The conductive heat transfer through a single pane of glass, in either direction, summer or winter, undermines both energy efficiency and comfort in the room below. The price difference between single and double-pane is $80–$200 per unit; the energy and comfort return justifies it over any reasonable ownership horizon.

What Annual Maintenance Does Each Skylight Type Require?

  1. Fixed skylights: Annual inspection of the perimeter sealant and flashing. Clean the glass surface as needed to maintain clarity. Debris clearing around the curb. Budget 30–60 minutes per year, or include in an annual roof maintenance inspection.
  2. Vented skylights (manual): All of the above plus: lubricate hinges and crank mechanism annually; inspect the compression seal around the sash perimeter; check that the flashing accommodates the open position without gaps at the corners.
  3. Vented skylights (motorized): All of the above plus: verify rain sensor function before rainy season (late October); test the motor at the full open and close positions; confirm the battery backup operates if the power is interrupted.
  4. Tubular skylights: Annual cleaning of the dome on the roof surface (dust and debris reduce light transmission meaningfully in a dry climate); inspect the roof boot for cracking or seal failure.

When Does a Skylight Need Repair vs. Replacement?

Repair is the right answer for leaks at the flashing (resealing or reflashing), failed glazing seals in a double-pane unit (the glass panel is replaced, not the entire unit), and motor or actuator failures in vented units. Replacement becomes the right answer when the frame itself has deteriorated (aluminum corrosion that compromises the seal, acrylic yellowing that significantly reduces light transmission) or when the unit is more than 20–25 years old and repair costs approach the cost of a new unit.   • Roofing license: Skylight installation is a roofing scope in California. Verify C-39 roofing contractor license, not just a general contractor license.
